Home Maintenance Calendar for Middle Tennessee: What to Do Each Season

A season-by-season checklist for the humid, storm-prone climate of Middle Tennessee.

Spring

Clean gutters, inspect the roofline, check caulk and window seals, service the air conditioner, clear vents, look at the deck and fence for winter damage and test outdoor faucets.

Summer

Change air filters, check for leaks under sinks, watch for mildew on siding, check the dryer vent and keep gutters clear of seed pods and leaves.

Fall

Clean gutters again, seal gaps, replace weatherstripping, drain hoses, check smoke and carbon monoxide detectors and clean the fireplace and chimney before use.

Winter

Insulate exposed pipes, check for drafts, test the sump pump if you have one, keep an eye on the attic and crawl space for moisture and watch for ice dams in rare cold spells.

Monthly

Test smoke detectors, run water in unused drains, check under sinks, inspect the water heater and clean range hood filters.

Yearly

Have the HVAC checked, flush the water heater, inspect the roof from the ground, reseal decks and walks, and review caulk at tubs, sinks and windows.

Our advice in one sentence

Do a little each season and a short walk-through each month, and most big repairs never happen.
