Seal the gaps that waste energy and let water in around windows, doors, trim, tubs and siding.
Caulk is among the least expensive protections a house has, and the first thing to fail. It dries, cracks and pulls away from windows, trim, siding and tubs, and then water and air move straight through. A new bead in the right product is one of the best small upgrades a home can get.
We strip failed caulk, clean and prime the joint, and apply the right sealant for the spot: flexible exterior sealants outside, mildew-resistant silicone in wet rooms, paintable acrylic latex at trim. Weatherstripping and door sweeps close the gaps caulk cannot.
Silicone, polyurethane, butyl and acrylic latex all have a place. Using the wrong one is why many caulk jobs fail in a year. We match product to material, movement and exposure.
Old caulk is cut out, the joint is cleaned and dried, and backer rod fills wide gaps. A bead applied to a dirty or wet joint will not last, so we do not skip this step.
We check windows, doors, outlets on exterior walls, attic hatches and the rim of the house for air leaks, and seal what we find with the right foam, gasket or sweep.
A short walk around the house each spring and fall to look at caulk, trim, siding gaps and door sweeps catches most problems early. We include this check in maintenance visits.

Exterior caulk often needs attention every five to ten years, and tub and shower caulk sooner. A yearly look keeps small gaps from growing.
It rarely holds. We remove the old bead first so the new one bonds to a clean surface.
Sealing gaps reduces drafts and can help comfort. The savings depend on how leaky the house is, and we point out the biggest leaks we find.
